PURPOSE OF THE POSITION

The role of Manager Real Estate US is accountable for a team of real estate professionals who manage CPKC's property holdings. Their primary mandate is managing the land upon which the company's core business operates, responding to issues, concerns and queries from a variety of stakeholders. Their secondary mandate is optimizing unutilized CPKC land assets through monetization.

POSITION ACCOUNTABILITIES

  • Manages and directs group to deliver annual sales and leasing revenue plan, ensuring FMV and maximum returns on assets based on Across the Fence and HBU methodologies.
  • Directly participates in all major negotiations for transactions to ensure highest returns, minimal environmental exposure through legal indemnification and remediation plans, minimizing liability to the company
  • Prepares annual and multi-year sales and leasing plans, as well as, periodic forecasts relative to regional revenue targets
  • Identifies and assesses non-surplus, underutilized properties recommending appropriate action to maximize return on investment, including initiating and managing the surplus declaration process through Operations, Engineering, Sales and Network Capacity and Infrastructure groups, among others, securing senior management approval for surplus.
  • Formulates disposition strategies and implements to conclusion. Leads a team of in-house and external professional disciplines (legal, environmental, engineering, surveyors, appraisers) to implement strategies, subdivision, redevelopment and rezoning as required.
  • Undertakes property management of sites with Facilities, pending sale, leasing, development or demolition to minimize liability. Manages the physical project development of selected major sites, including coordination of remediation, redevelopment, capital appropriation, selection of consultants and contractors where required.
  • Provides real estate expertise, market information and guidance to departments e.g. Engineering, Network Capacity and Infrastructure, Marketing and Sales, Environmental Services, Public and Governmental Affairs, Legal and Regulatory groups.
  • Devises and participates in public consultation and communication processes for select projects as well as internal committees and external meetings as required.
  • Directs activities required to process approval and documentation of utility and private crossing applications ensuring operations and engineering standards are met.
  • Maintains working knowledge of legal, legislative and regulatory controls at federal, provincial and municipal jurisdictions governing all aspects of real estate, land use planning, transportation and railway rights of way.

POSITION REQUIREMENTS

  • Bachelor's degree in business, finance, or similar filed required;
  • Advanced degree (JD, MS, MBA, etc) desired;
  • 5+ years' experience in corporate real estate, real estate development, and contract negotiations;
  • 2 years' experience leading team to achieve revenue target;
  • Demonstrated understanding of urban and rural real estate markets and corridor valuation methodology across North America;
  • Demonstrated ability to work closely with legal team;
  • Demonstrated ability to perform risk assessments in a corporate setting;
  • Indigenous Relations experience an asset;
  • Experience using GIS and SAP.

Management Conductor Program:

Becoming a qualified conductor or locomotive engineer is the single best way for a management employee to learn the business at CPKC. You may be required to obtain a certification or to maintain your current certification/qualification as a conductor or locomotive engineer.
