Responsibilities

Area Managers oversee a small portfolio of affordable communities. As an Area Manager, your team's success is your success. In this role, you'll direct, challenge, and motivate Community Managers, Compliance Managers and Maintenance Managers to run high-performing properties, helping Related provide affordable housing to eligible individuals and families. First and foremost, you're a coach, always helping your direct reports grow their skills and competencies. You enjoy mentorship, fostering inclusivity, and creating opportunity for your team. Successful Area Managers know the value of clear expectations and good communication with staff, owners, asset managers, service partners, city agencies and other stakeholders in reaching targets; they understand that results are core to leadership.

This role will support a small portfolio of affordable housing communities in the Sunnyvale and San Jose markets.

WHAT YOU'LL BE DOING AS AN AREA MANAGER

  • Oversee a small portfolio of challenging properties by directing Community and other site management staff toward meeting financial targets, compliance and maintenance standards; conduct regular property visits.
  • Ensure annual property budgets are set appropriately by Community Managers; provide guidance and support as needed.
  • Develop and execute SMART action plans to improve portfolio revenue and minimize controllable expenses; ensure portfolio performs at or exceeding annual budget.
  • Hire, train, develop, and manage direct reports to maximize performance.
  • Create an engaging, inclusive, diverse growth and learning culture throughout portfolio.
  • Ensure talent management best practices throughout portfolio, with focus on internal growth and strengthening talent bench.
  • Lead consistent communication throughout portfolio to align business goals.
  • Ensure portfolio meets RMC's property maintenance expectations; propose capital improvements as needed to maximize asset value.
  • Partner with property support teams (e.g., Compliance, HR, Services, Facilities) to address concerns and for assistance as needed to advance the portfolio.
  • Support Regional Compliance team in responding to government and regulatory agency requests.
  • Attend property audits and liaise with agencies as needed; ensure portfolio meets all compliance standards.
  • Other job duties as assigned by manager.

COMPENSATION

  • $95000 - $110000 / yearly
  • with an annual bonus that is tied to performance

Qualifications

WHO WE ARE LOOKING FOR

  • 5+ years of property management experience
  • Understanding of Financial Operating Statements and Budgets
  • Knowledge of Project Based Section 8, LIHTC, and other affordable housing programs
  • High proficiency with Microsoft Office suite
  • Bachelor's degree preferred
  • Affordable industry certification such as CPO, CPM, SHCM, TCM preferred
  • Previous experience with acquisitions/major rehabs/renovations preferred
  • Experience with RealPage OneSite preferred
