Job Purpose:

Our next Facilities Manager will be responsible for coordinating tasks related to physical plant operations (including all buildings and grounds, utilities, energy management and safety/security systems) with the appropriate vendors and internal teams, and supporting the provision of a safe, healthy, comfortable, and welcoming environment for clients, staff, and visitors. The individual in this position will track and monitor maintenance and repair activities, contracted services, and custodial services ensuring the physical operations of Wellpoint Care Network facilities, which include the Capitol Campus and West Bend satellite locations, meet safety and maintenance standards in compliance with programmatic, state, and federal regulations and requirements.

Qualifications:

  • High school diploma or equivalent required
  • Associate degree or bachelor's Degree in facilities management, engineering, building trades, or related field preferred.
  • Minimum two (2) years prior building maintenance experience required including proven success in the areas of interior and exterior building maintenance, preventative maintenance processes.
  • Experience servicing internal customers in a business or a school is a plus.
  • Project management experience preferred.
  • HVAC knowledge is recommended including familiarity with hot water heaters and boiler.
  • Understands Business Operations and use of building by each division and communicates with business personnel appropriately.
  • Ability to provide a high level of customer service, responding promptly and efficiently to work order requests.

Duties:

Campus/Facility Operations

  • Receives, coordinates, and processes work order requests and ensures problems are resolved quickly.
  • Stays current with campus use, including being aware of and ready for facility events on campus; including both employee and guest events, and events held inside and outside.
  • Expands job knowledge to mitigate risk and support overall safety efforts by staying abreast of industry trends, compliance requirements, as well as current facilities management practices.

Proactive/Preventative Maintenance Measures

*Monitors all city permits and required inspections to ensure compliance with legal requirements.

*Ensures building and grounds are in compliance with the requirements, standards, and/or expectations of contract partners, regulatory agencies, accreditation bodies, property, casualty, liability and workers comp insurers and auditors, and other partners.

*Engages in weekly, monthly, and quarterly planning to achieve completion of routine and preventative maintenance of all building facilities and property.

Position Details & Extras:

  • Work hours are 7:00 AM - 4:00 PM, Monday through Friday with occasional (less than 5 times per year) availability during evenings, overnight, and on weekends to accommodate facility needs.
  • Ability to adjust focus and frequently use close vision, distance vision, color vision, peripheral vision, and depth perception.
  • Ability to exert up to 100 pounds of force to lift, carry, push, pull, or otherwise move objects, as well as move heavier objects using appropriate equipment.
  • Must be able to perform the following functions: read, write, lift, walk, stand, sit, squat, kneel, reach over shoulder and head, climb, balance, forceful pushing and pulling, repetitive bending and stooping, repetitive finger and wrist motion and repetitive use of arms and ability to move intermittently throughout the workday.
  • Moderate exposure to noise.
  • Subject to frequent interruptions with ability to manage multiple tasks simultaneously.
  • Demonstrates an understanding of the cultural differences among diverse groups and the need to adapt service provision to match these differences in respectful ways.
  • Public Service Loan Forgiveness (PSLF) - Wellpoint employees may be eligible for loan forgiveness under the Public Service Loan Forgiveness program.
