Job Description
Local family owned and well respected property management company specializing in Multifamily is looking for a Manager of Mechanical Systems to take pride in and be responsible for the day to day and long term maintenance of the heating, plumbing and electrical systems in each of our apartment buildings.

This manager will work with our Director of Maintenance, our other maintenance managers,  and our 16 full time maintenance employees to provide efficient and timely service to our residents.
 
RESPONSIBILITIES:  The Manager of Mechanical Systems’ essential duties are:
 
  • Supervise mechanical systems employees
  • Perform maintenance, monitoring, and testing of the life safety features in our buildings including electrical, plumbing, heating and cooling.
  • Estimate labor and material costs.
  • Plan and organize work orders.
  • Receive price quotes and schedule Independent Contractors for necessary electrical, plumbing, heating and cooling work.  Approve in-progress and completed work and invoices.
  • Coordinate work with other maintenance departments so all departments can complete work in time required.
  • Perform Emergency-On-Call-Manager duties one week every 4 weeks.
    • Determine and coordinate needed emergency work with designated On-Call Building Repairperson or On-Call Apartment Maintenance employee.
  • Perform various daily maintenance and special projects as needed.
  • Review plans and specifications and make recommendations as to maintenance and operation of equipment and facilities.
  • Demonstrate continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality customer service.
  • Perform personnel duties including Safety Leader, review time cards, performance evaluations, and interview candidates for potential employment.
  • Follow company guidelines.
  • Receive and maintain necessary certifications to perform required maintenance work and inspections.  Take refresher courses and exams as required.
  • Check and maintain safety and health of self, employees, residents and guests.
  • Represent the company with positive customer satisfaction when dealing with tenants and employees.  Satisfactory scheduling and performance is required to prevent callbacks, rescheduling, and poor tenant relations.
  • Perform other duties as assigned.

ABILITIES:  The Manager of Mechanical Systems must:
  • Have knowledge of electricity, plumbing, mechanical equipment, air conditioning, heating, refrigeration, fire systems, emergency systems, water treatment systems and related preventative maintenance programs.
  • Have a minimum of  three years of experience in building construction and maintenance work including one to three years in facility or property management.
  • Have the ability to Read and interpret building plans and specifications for building repairs and minor building construction work.
  • Be able to Use graphic instructions such as blueprints, schematic drawings, layouts, or other visual aids.
  • Have experience with Microsoft Word and Excel and be comfortable operating computers and notepads
  • Know the appropriate building codes.
  • Safely operate hand and power tools associated with duties.
  • Perform all maintenance duties required 
  • Perform a broad range of supervisory responsibilities.
  • Have an Associate degree or the commitment to obtain one
  • Have hand and power tools necessary to perform essential duties.
  • Have a valid drivers license with a favorable record and an insured reliable vehicle with adequate room to transport tools and supplies.
  • Work full time, weekdays, and be available as part of a rotating team for on-call responsibilities.
  • Lift and carry materials up to 50 pounds.  Push & pull up to 100 pounds.
